Very thorough, did not rush at all! Explained things well and answered all our questions. Technician is excellent.
Upon arrival found downstairs system running to spec, all components functioning properly. Upstairs system outdoor coil dirty, recommend cleaning, and contactor with burn marks, recommend replacing. Otherwise system cooling. Found issue with ductwork where getting very little airflow to spare bedroom and air not cool. Would recommend replacing ductwork to balance airflow through upstairs and have insulated better. Customer leaning more towards window ac/heat for spare bedroom since not used often. Also when return in fall for tune up need to bring air filters for customer.
Upon arrival I was told that back dining room unit 6 wasnâ€™t keeping up. All other thermostats satisfied. During diagnostics I went to roof and found unit 6 running with 12 degree delta air temp at Evap coil. Opened up panels to find compressor 2 not running, hot to the touch and getting voltage to run, no refrigerant movement, no amp draw. Shut off power to the unit and used hose to cool down compressor. When windings closed again I returned power to system and tested compressor. Compressor starts, pulls LRA, then shuts back off. Found Start winding is broken, and Run and Common windings are grounded. 2nd stage compressor and filter drier need to be replaced. Approx. 120oz of 427A.
Unit not cooling due to a loss of refrigerant. I used electronic leak detector but was unable to find the leak. Customer did not want to add nitrogen at this point and decided to recharge the system. I tightened the valve stems and secured all caps once I charged the unit to 8 degrees subcooling. I confirmed 20+ degree delta temperatures across the evaporator coil. Unit is operating normal. Customer signed up for service membership today so I waived the dispatch fee and 15% was automatically saved on the repairs.
On arrival found system slightly low on refrigerant.added 0.5 of 410a .checked for any obvious leak or oil signs.if the system looses refrigerant again a leak check required.unit is operating normal
Upon arrival tested tub and it does drip but only because of what is is left in the tub spout. It will eventually stop those no repair fix for this itâ€™s function is to drain it out the pipe so itâ€™s not resting in the chamber.
Perform leak search and repair for unit 4. 120oz of 427A notes on unit. Upon arrival I added nitrogen to system. At about 100psi I could hear a hiss In the evaporator Coil section. Used leak detector and bubble soap to pinpoint 2 leaks in Evap coil. 1 could possibly be repaired because itâ€™s at the U bends on the edge of the coil, but the 2nd leak is directly in the middle of the coil. Evap coil needs to be replaced. Both circuits need to be recovered, 240oz of R22 noted, will need 427A. Quoting customer to replace coil.
Found no fault codes with the unit. Checked the refrigerate charge. Unit is running properly at this time.
Upon arrival I found units 4,5,6 not satisfied. Went to roof and found unit 4 running but with low delta air temp across Evap coil. Found new condenser fan running backwards, swapped directional terminals for correct direction, tested. Also found compressor 2 not running, no refrigerant in system (427a). Quoting customer to perform leak search. Found unit 5 working as well as it can, 81 degree return is high but found out why with next unit. Found unit 6 running but coil door panel open, pulling in outdoor air. Closed panel and found return air temp dropped from 81 to 77 for both Units 5 and 6. Delta air temps are normal besides unit 4 because 2nd stage compressor not running.
Replace TXV. Pressure tested the unit with nitrogen and checked for leaks. Removed the nitrogen charge and put the system into a vacuum. Adjusted the refrigerate charge using the sub cooling data plate. Checked compressor amps and units delta T. Unit is running properly.
Spring Pm On 06/28/19 On arrival set units to call for cooling measured supply and return air temp measured voltage and amps inspected electrical connections checked drain and cleaned checked filter and replaced checked EWP and LWP also temp checked compressor capacitor checked all other electrical connections unit operating normal at this time.
Service call 06/22/19 on arrival set unit to call for cooling measured supply and return air temp measured voltage and amps inspected electrical connections checked drain checked air filter i checked outdoor unit checked electrical connections checked compressor capacitor checked subcooling is high I put my gauge the low side 22 degrees I put 6.2 oz 410A the high side is going to 300 psi but the low side still 22 degrees also I pump down the system but the gauge pressure is not going down I believe the TXV is bad or is stack close I gave quote for customer accepted order the parts we have to come back to finish the job. Collected $912.90$ - 232.60 warranty parts credit $-100 special discount $16.66 customer sign new service agreement collected one month fee total $596.96 on C.C . Unit turn off this time is not operating.
Upon arrival I customer addressed concern over units #2, #5, #5 & #6. 1 of the 4 was operating normal. 3 of the 4 needed repairs. All repairs were completed. I did have to leave and go to the electrical supply house and RE Michael. I summarized what was done on each unit. RTU #5: Customer addressed concern about this unit. I found it to be cooling with 20+ degree delta temperatures across the evaporator coil. Unit operating normal. Due to 3 of the systems not operating it gave the appearance that this unit was not cooling as well. With all units cooling it will resume normal operation. RTU #6: I added 2lb of r427a to the right side compressor. The left side compressor had normal characteristics. Unit operating normal. RTU #2: I replaced, 208 volt primary to 24 volt secondary (75va) transformer. Unit operating normal. RTU #4: I replaced outdoor fan motor for circuit #1. I replaced the 7.5uf run capacitor. I replaced 2) HCLR 10amp fuses that were blown as a result of the failed outd
Spring Pm On 06/17/19 On arrival set units to call for cooling measured supply and return air temp measured voltage and amps inspected electrical connections checked drain and cleaned checked filters highly recommended unit air filter needs to be replaced ASAP checked EWP and LWP also temp checked compressor capacitor checked all other electrical connections unit operating normal at this time.
Customer donâ€™t have extra air filter. Air filters for 2 service no changes customer needs to reschedule the spring Pm.
Completed the p.m.. checked wiring and connections. Checked drain and pan. Cleaned the trap and reprimed. Checked unit operations in both heating and cooling modes.
Replace garbage disposal in kitchen sink. Was found leaking and not functional upon arrival. Replace tee and valve on incoming service. 1 1/2 tee is leaking on its reducer. Have to drain Entire house down then cut out pipe and replace with new valve and tee. Then connect services. And turn back on.
Upon arrival system not cooling, fan moving air but no temperature difference. Found air filter sucked up into coil again, recommend larger filter. While checking air handler noticed outdoor unit short cycling. When investigating outdoor found oil on liquid line service valve, liquid line very cold after filter drier (indication of restriction in filter drier), and system pressures low, when system runs in 2nd stage suction pressure drops and system cuts off on low pressure. Recommend replacing instead of costly repairs. Customer unavailable via phone. Wife says he will call office for these details when heâ€™s off work.
Customer signed up for service membership. I operated the unit on second stage cooling mode. I pressurized the ground loop to 65psi after confirmation of the proper flow rate and heat of rejection. I checked the electrical wiring and electrical systems, all are within specification. I went indoors and cleaned the condensate drain line which was partially clogged as it was not draining quickly enough. I cleaned the condensate pan as well and ran 2 gallons of water down to flush the debris and to verify proper drainage without leaks. Unit has normal delta temperatures across the evaporator coil. Unit operating normal.
Upon my arrival I checked the air handler and low voltage leaving the air handler to the outdoor unit. I had proper low voltage and line voltage, the outdoor fan motor was operating but the compressor was not running. I found the run wire for the compressor that is routed through the Copeland coresense diagnostic module was not attached to t1 on the contactor. The wire was very taut without slack and most likely pulled away from the contactor during shipping/ or installation. I pulled enough slack and crimped the connector closed more tightly to make a solid connection to the contactor. I reset the coresense device and the compressor began operating. I started it up several times and began operating without hesitation each time. I then went indoors and measured delta temperatures across the coil which was 15 degrees. I applied refrigerant gauges and temperature clamp probes and added 2lb 2oz of r410a refrigerant until I had 6-8 degrees superheat and 20+ degree delta temperatures across
Replaced all 1/2 feeds coming from main and from the water heater to the main fixtures.
Trip fee and diagnosis will waive once work isnâ€™t oked either by insurance or customer. Found leak on 1/2 copper lines under new edition. This price is to replace the 1/2 inch line for both hot and cold feeding the kitchen sink and the upstairs bathroom. Could not get water to turn on. Copper is too pitted it will need re-pipe.
Searched for the leak in the AHU and the condenser using the electronic detector and bubbles. No leak was found. Pressure tested at 300lbs for a half hour with no lose at all. Removed the nitrogen charge and put the system into a vacuum. Charge unit with 10lbs of410a refrigerate. Checked operation.
Technician during last maintenance suggested moving pressure gauge from the upper pt port to the lower port for a more accurate reading. Technician inserted the gauge but did not screw the locking but on the pt port threads. I did this and stopped the leaking a pressurized the ground loop to 50-60psi. I called the service manager to confirm warranty call status.
