Found out some stuff about my heating and cooling system that was very important.
When I arrived I checked furnace filter and condensation pump I noticed pump was clogged and not working I brought this Attention to the customer. There is construction going on at home due to a clog dirty condensation pump also due to dirty coils and a clog condensation drain line. I recommend to customer to getting everything cleaned out coils indoor condensation pump and Drain. I also talk to the customer about membership and explain how the membership works customer signed up for monthly membership $16.66 all work is done everything working as it should. Waved$89 dispatch fee because of work being done.
Up on arrival installed UV wrap insulation on all outdoor condenser units, secured line sets and communication wiring to the bracket. Clean everything up after install.
Performed Operational Inspection on all systems. Replaced all filters for ducted systems and cleaned filters for mini splits. Flushed out all drains and tested. Checked cleanliness of blowers, Evap and condenser coils. Inspected heat exchangers. Checked capacitors and contactors, tightened electrical connections. Checked operation of all systems and let them satisfy thermostats. Units operating normal at this time.
Upon arrival I set up ladder and replaced temporary filter with correct sizes 14x30x1. Then went to basement and replaced 15amp AHU breaker with 60amp, matches breaker in unit. Cleaned wiring connections and put panel back on. Went to attic and reconnected W1 and W2 for aux heat and defrost. Returned power to system and ran heat. Aux heat pulling 42 amps max. Unit operating normal at this time.
Up on arrival installed thicker line set insulation and ceiling R38 insulation ready for drywall to install at apartment 4B. On roof top installed UV insulation on all 3 units
Upon arrival I was told that emergency pan under AHU was full of water, coil frozen. During diagnostics I found system off. Removed water from pan and checked airflow. Blower and coil clean, vents open. Went to roof and put gauges on system, called for ac. Found high Superheat, low subcool, low delta air temps. Called Alex and he asked me to do a leak search. Removed all refrigerant and added nitrogen to system. Started with 200psi and increased until I reached 450psi. Used electronic leak detector and bubble soap to try to find leak. 450psi held for over 30minutes. Called Alex again and told him that I couldnâ€™t find leak. I then removed all nitrogen and pulled system into a vacuum. Held at 500micron for 30minutes, no leak found. Added factory charge to system then continued to add until I reached 10degree Superheat and 10degree subcooling. Delta air temp 20 degrees. Unit operating normal.
On arrival found system locked on code 6 which is clogged condensate .cleaned it ,tested it and added Algea tabs.unit operating normal 18 degrees delta .
On arrival pumped system down ,removed filter drier and evaporator coil,then installed new evaporator and filter drier .checked system for any leaks ,vacummed it .released freon back in .19 degrees delta .system operating normal
When I arrived I checked gas lines throughout the home around the furnace around the water heater gas valve for furnace and water heater check behind the stove wasnâ€™t detecting any gas from my meter. There is a smell when you come into the home but it smells like polyurethane. it smells like some type of solvent or turpentine. The home do not smell like gas or Freon at all also check the pressures on the rooftop of the home pressures are normal delta T 57 return 73 water heater is working as it should itâ€™s not giving out gas or any type of firms. The smell is not coming from any work that we have done in the past.
Up on arrival got to unit 4B , removed all wet line set insulation and replace with new insulation, installed ceiling insulation R38 where it needed to be inspected
On arrival found system low on refrigerant.found signs of oil in drain pan which is an indication of a leak .customer paid in full for coil replacement. Also recharged system with 410 a as a temporary fix . Unit is not operating normal now but could leak out again anytime.
Fall pm on 09/12/19 On arrival set unit to call for heat measured supply and return air temp measured voltage and amps inspected electrical connections checked drain and cleaned checked air filter cleaned I sanded the flame rectification probe and checked the burner arrangement the ignitor homes out to be good condition all other electrical connections in side the furnace are within specifications unit operating normal at this time. Recommended EZ trap also UV lights Hole House surge protector and duct cleaning to avoid future problems.
Tested system and checked for leaks did not find leaks with home flex combustible gas tester but found water heater codes for clogged air intake will clean thermocouple and air intake gas smell was coming from water heater trying to light up multiple times in a row
When I arrived I checked thermostat it was calling for cooling set to 60* already mr. John advised me that other roommate may have turn breaker off or did not understand how to work thermostat unit is running normal I didnâ€™t see anything wrong with the system doing my diagnostic quick test on unit before I left I recommend that unit is set to 74Â° I checked temperature delta T 55 return air 74 I also gave Alex a call to explain everything that was going on during my visit Alex also advise me to charge a dispatch fee $89
When I arrived I to the home, I started working on furnace and removing control board. To get ready to install a new control board. Once I was done installing the control board I went to the thermostat code for coolant delta T 57 return 77 I inspected the homeowners water heat as a courtesy everything looks to be good I highly recommend that customer get a whole house surge protection on their home customer told me power been going off often in the neighborhood and they donâ€™t know the reason why customer is planning on getting whole house surge protection on the next tuneup date.
Up on arrival stared fixing line set insulation , customer was not happy with that . Coming back on 09/12/2019 to replace all line set insulation and installing UV wrap on top of it. In the room # 4B replacing ceiling insulation with R38 and replacing line set insulation ( only where needs to be replaced)
Up on arrival did operational inspection . Found RTUs number 1 , number 2 , number 3 blower motor capacitor are week . Recommend to replace. RTU number 1 is missing filter access door panel
Customer paying off outstanding balance of $49.98 for Service Agreement.
Upon arrival I found restaurant locked, I have keys for building so I went to pump room on 2nd floor to find Loop temp at 95 degrees. Went to 4th floor and opened up valve a little further, loop needs to cool more and outdoor temps will be higher later in the week. Went to computer on 3rd floor to find all systems either satisfied or close to it. Went to roof to find ERU system close to satisfying and running normally. Finally I went to restaurant and spoke with customer, explained what was going on and she informed us that she will call with any additional issues before loop is flushed.
Up on arrival checked for wet line set insulation, found 3 lines thatâ€™s wet. Replaced with new insulation used insulation glue and insulation tape to make sure there wouldnâ€™t be any air bubbles.
Spring Pm 09/10/19 On arrival turn off the unit from the breaker cleaned the drain line with nitrogen vacuum drain line tested with water now water is moving out normal set unit to call both cooling and heating mode checked electrical connections checked voltage and amps checked blower motor capacitor checked coil checked air filter measured supply and return air temp checked outdoor condenser unit checked pressure and temp and they are ideal indicating zero leaks checked all other electrical connections unit operating normal at this time. Highly recommended air filters need to be replaced also I gave quote for customer Ez trap installation to avoid future problems customer accepted also customer she got discount -$25 by Alex install ne safety Ez trap tested with water unit operating normal at this time Collected $151.50 C.C on file

When I arrived I checked heat pump Air handler second-floor attic the space was very tight and difficult to get to the unit took some time to do a diagnostic test. To find out why the unit was not calling for cool. Also condensation pump safety switch was closed due to water in the pain cleaned up water remove pump. customer explained to me last company came out three times couldnâ€™t figure out what the problem was I noticed that the condensation pump was hardwire to Outlet that was running from the furnace hard wire240V system last company installed condensation pump. That didnâ€™t last long. I offered the customer the correct 240 V pump thatâ€™s rated for this unit the other 120v condensation pump burnt out. Because of high voltage and not to correct condensation pump.
