Performed ac pm on both rooftops. Cleaned condenser coils. Replaced filters. Inspected belts, blowers, and Evap coils. Flushed out drains. Checked capacitors and contactors. Tightened electrical connections. Ran ac. Checked amp draw of compressors, od fans, and blowers. Measured delta air temps at all coils. Let systems satisfy thermostats. Units are operating normal at this time.

Customer explained that HeatPump froze over the winter but they didn’t call for service, just shut it off because they won’t use it much. Found unit not going into Defrost manually or automatically. Outdoor ambient and defrost sensors are connected to board and cannot be removed. Quoting customer to replace Defrost Board with Sensors. Customer would like to have heating pm done on 10/17 if possible. Please follow up with customer to confirm.
Spring Pm On 04/05/19 On arrival set unit to call for cooling measured supply and return air temp measured voltage and amps inspected electrical connections checked drain and cleaned checked filters cleaned also checked condenser unit checked electrical connections checked voltage and amps checked capacitor checked coils also customer have problems with heat he was call office last week I checked his heat set unit to call for heat checked electrical connections checked voltage and amps I found the inducer motor is burn I gave quote for customer accepted order the parts we have to come back to finish the job also the unit need multiple parts and cleaning my recommendation blower motor needs to be cleaned duct work outdoor condenser run capacitor is weak the compressor contactor is burnt I talk to Mr Steve but he has plans to sell the house he don’t want to replace the unit he needs to us fixing the heat for him. I collected $461 on the card on file.
While testing unit 1 after replacing heat exchanger I inspected unit 2 because customer mentioned that it was overshooting setpoint. I found system was satisfying thermostat properly. Checked heating operation. Measured heat rise and amp draw, checked gas pressure and cleaned flame sensor. Speculating space heater possibly adding heat and increasing indoor temps. Unit operating normal.
Upon arrival I went to roof and started removing panels. Removed inducer and manifold to get to heat exchanger. Removed heat exchanger and installed new one. Then installed bracket for blower assembly so it doesn’t wobble. Ran fan only and verified quiet operation. Restarted unit and ran heat. Unit shutting off on high Limit, first stage heat. Found gas pressure at 2.3 inches, rated for 1.6 inches in first stage. Lowered to spec. Ran second stage and found normal gas flow rate. Checked heat rise and amp draw. Unit operating normal at this time.
Cap off hot and cold lines under kitchen sink and turn water back on to home valve under sink broke and flooded kitchen and basement dust wanted lines capped off due to cabinets being replaced removed water from water heater pan from the leak and restarted gas water heater. Restarted gas furnace also they were turned off to when basement flooded to prevent any more damage
Replace blower wheel, housing and frame. Upon arrival I went to system and removed paneling. Found I do not need to replace blower assembly. Blower was rocking back and forth due to cracking in the frame of unit, similar to unit 1. Went to supply store and picked up reinforced steel. Came back and cut to length and installed bracket underneath blower housing. Secured the bottom of panel and side of panel. Also secured and all sides of the cracks to keep blower from rocking. Put unit back together and tested blower. Blower not rocking or making loud noises. Ran heat and checked operation. Unit operating normal at this time. Office will be sending revised invoice. Waiting on parts for front lobby unit, system shut off.
