Spring Pm On 06/25/19 On arrival set units to call for cooling measured supply and return air temp measured voltage and amps inspected electrical connections checked drain and cleaned checked filters and replaced checked condenser unit checked electrical connections checked voltage and amps checked pressure and temp checked compressor capacitor checked all other electrical connections units operating normal at this time.
On arrival found unit in the attic drain clogged and not draining properly.cleaned drain line and checked it if it's draining properly .also checked refrigerant level .unit operating normal
Upon arrival I was told ac wasnâ€™t reaching setpoint and customer was seeing water around furnace. During diagnostics the unit was off since last night so I opened up furnace panels to find inside dry. Opened up coil cabinet to find coil dripping water and drain pan pretty clear. Poured water into pan and verified normal draining, no cracks in pan. Called for ac and checked refrigerant pressures. Found low suction, high Superheat, low subcool, and low delta air temp at evap coil. Unit is low in 410a. Quoting customer repair options. Customer approved leak search with electronic detector. Used that and soap to find leak at suction service valve at outdoor unit. When I removed cap I could hear hiss, leak detector picked up on refrigerant and bubble soap verified. No other leaks found, no oil found. Repaired leak with thread sealant and tephlon. Verified leak stopped with bubble soap and detector. Added 1.2lbs if 410a to unit to bring Superheat and subcool to spec. Measured amp draw and
Upon arrival customer explained that thermostat will not go below 73. They also explained that the return plenum was supposed to be replaced and filter was supposed to be a better quality. Called Alex to inform him. Inspected operation of ac how it was currently configured. Found ac unit and furnace cycling on normally but fan speed is at 980cfm, furnace rated for 2000cfm and we have a 3.5ton ac unit. Changed ramping profile to A because customer likes having stronger airflow, then changed ac tonnage from 3 to 3.5, finally went to push button settings on board and changed â€œthermostat satisfy rateâ€ from 5 (slowest) to 2 (quicker). Returned power to unit and called for ac. Indoor fan running at 1400cfm and delta air temp is 23 degrees. Shut off power now that unit is operating normally and addressed thermostat. Found thermostat reading 72 but current space temp measured with 2 different probes was 73.8. Replaced T6 thermostat with new one from truck stock. Programmed to system then t
Installed new thermostat. Went over the operations with the customer checked the iPad amp and found no faults. Space temperature has drop 1 degree so far.
On arrival found blank thermostat.checked for 24 v at thermostat r to c = 24 v .i then overrode thermostat,system came on normal.recommended replacing thermostat,customer declined repair and refused to pay .
On arrival found system operating normal,found upstairs not sucking enough air ,closed one return on 1 st flr .advised customer to keep it closed.if the upstairs is comfortable then she doesn't need to run new return duct .also checked system pressures and were right when it suppose to be at .unit operating normal at this time.
Upon arrival I found vestibule thermostat not responding to touch. Removed batteries and reinstalled them, was prompted with a message telling me to remove all batteries and wait 5 minutes. Message kept reappearing so I replaced 8000 with truck stock 8000 thermostat. Set program and tested. Thermostat and unit operating normal.
Per Alex he went on site to address issue, he informed me that we will be returning tomorrow morning to replace vestibule 8000 thermostat and go over wiring with Bryan the electrician.
Had to reset the furnace to the condensing unit. Blower motor was going out on high static pressure. Checked operation with tec support to verify proper operation.
Cleaned main drain line and trap. No clog in line. Inside of the unit is wet. Took towels and got up most of the water. Turned on unit and let it run. Found water coming out of the drain but the inside got very wet again. Drain pan needs to be replaced. Also found circuit 1 completely out of R22 refrigerate. Unit was made in 1988. Recommen replacing the unit.
Upon arrival system operation normal. No concerns at this time, would recommend uv light to help purify air.
I completed this maintenance as part of the first dispatch.
I pressurized both ground loops to 65psi. I cleaned the condensate drain pans and drain lines and ran hot water to flush the debris. I drained the steamer for unit #1 (main house) and turned it off. I also replaced the air filter in the unit in the guest house. I checked the electrical wiring and electrical systems, all are within specification. I operated each unit on second stage cooling mode and checked delta temperatures across the evaporator coils, pressure drops and heat of rejection for each system. All systems cooling with 20+ degrees and no service concerns identified. Customer paid for the 2 Aprilaire #413 filters.
Replace wand connected to toilet and make sure it doesnâ€™t leak. Paid cash 300$.
Upon arrival I walked around the basement and found current conduits where communication wires are run. Conduit in front of store is located under cash register, basement location is above walk in freezer in the back of basement. Conduit in the back of store is located in the ceiling of the back left storage room, basement location is directly under this (to the left of basement door when walking down). Started with bathroom unit because I didnâ€™t want to shut down all systems at the same time. Used fish tape to run thermostat wire from current location in ceiling near bathrooms to conduit in back of store, fed down conduit then ran across basement, finished by running wire up front store conduit and into the back of new thermostat location. Once finished I returned power to system and made sure unit cycled. Unit operating normal. Once finished with bathroom unit I checked for other conduits closer to main dining area. Found more communication wires being fed into office from basement

Warranty call on arrival customer explained to me and showed me a video whatâ€™s going on when outdoor temp is hot set unit to call for cooling go to condenser unit outdoor checked pressure and temp checked compressor capacitor checked electrical connections checked voltage and amps unit operating normal I suggested to replace the fan motor and fan blade bc when the motor is gate week when is over heat is making a problem. Also checked unit number 2 customer explained to sometimes is making binging noise checked set unit to call for cooling for 3 time no noise coming out Unit operating normal at this time. Upon arrival I went to space and found locations where thermostats are to be relocated. Spoke to Alex about this and we found it will be easiest if we route thermostat wire thru conduit on roof and run new wires next to current vestibule RTU wires. Need conduit pipe for roof and also for interior wall 3/4 inch per Alex, maybe 100ft total, hammer drill to penetrate wall, silicone to seal wall. Already have thermostat wire and sensors. I started to try to relocate bathroom thermostat and found it will be very difficult to do so. For now bathroom thermostat is in ceiling and temp sensor is right below it to read proper temperature. Where thermostat was located was getting blown on by middle counter unit so temperatures were dropping below setpoint when middle System was running.
On arrival found system not operating normal ,found system leaking r22 refrigerant .unit is 18 years ,could possibly has other problems .better to replace .unit is not operating normal at this time
Upon arrival I found system low in 410a, condenser flashing low pressure fault. Spoke to customer about repairs moving forward and she would like a leak search and repair done. It Is too late for me to do so tonight so I added a few ounces (less than 1lb) of 410a to system so they have ac tonight. Office please reach out to customer to schedule leak search and repair, and to perform pm on systems. Customer is paying a deposit for work to be done at a later date.
Amped out the compressor and the fan motor. Both are below the name plate specifics. Circuit breaker is a 30 amp and did not fell weak. Went to the unit disconnect and pulled the bridge and half of the disconnect came out with it. Installed a new unit disconnect. Made all wiring connections. Checked operation.
Iâ€™m sure it was unintentional that when the technician cleaned the duct return base in the basement that dust particles got wet and as they dried they pulled into the EAC. I took a photo of the pre filter to show the debris. I used shop vac to clean and get the remaining dust particles out of the return. Unit operating normal. Customer would like instructions on cleaning. Customer never received invoice from the initial service call.
found both outside units need to have the coils cleaned. downstairs units return base needs to be cleaned. filters for the downstairs unit in the air cleaner need to be cleaned. found the capacitors for both outside units to be weak and need replacement. the downstairs outside unit needs to have the contactor replaced.
