Martone - Ellicott City, MD
Colin was very professional and courteous. Great experience.
E&CW - Ellicott City, MD
We have always been thrilled with our service. However, this last time, the technician was young and inexperienced. He asked me questions repetitively and couldn’t keep track of what I told him. Most of those questions are things he should have been able to answer for himself. He was also here about 3x longer than usual! Disappointed.

Upon arrival we put labels on all thermostats then gave customer map of restaurant with labels on which unit is which. We then were told that main dining room area is overshooting setpoint. During diagnostics we found thermostats are in correct place but we’re set to auto. We always keep fans on in dining room because of false temperatures space creates when system is satisfied. We also found that right side dining room temperature sensor is close to coffee maker, which was on and hot, causing added heat to give false temperature readings. Changing fan from auto to on will help these temperatures but we need operation from vestibule ac unit because right counter unit is over compensating because of this. Left side dining Sensor is right around the corner from air register on right counter unit, because they are close some air is feeding into space.
Upon arrival we individually relocated each thermostat. Started with dining room and ended with bathroom unit. Changed thermostat to read indoor temp from sensor instead of thermostats. Verified indoor temp sensors are reading correct temp. Returned power to each thermostat then tested units. Put all temps at 72 and all units satisfied. Customer was having issue with vestibule unit so we went to roof and found condenser fan and blade not replaced yet. Informed office that we need to return with motor and blade in order for vestibule unit to work. Kept Y disconnected at unit but changed fan to on to help circulate air until repair is made.
Recovered refrigerant and pressurized system with nitrogen. Preformed leak search at 300 psi and again at 150 psi. Both leak searches came up inconclusive. No leak able to be pinpointed. Recalibrated charge in the system with 7 lb 2 oz of r-427a.
return air: 68 degrees supply air: 50 degrees; superheat: 8-9 degrees subcool: 4-6 degrees; unit has piston, also has sightglass, see a lot of bubbles in sightglass, this combined with low superheat is indicative of low on charge, unit is r-22, recommend leak search.
Geothermal heat line to water heater was in the way of filter had to move line
Customer address is actually 10316. Upon arrival I was told that customer has multiple mini split systems, all doing the same thing. Outdoor units 3, 4, and 5 are in a fault condition and indoor units are not responding at all. Air handler will not respond to remote demand. Found high voltage at AHU and at condenser. At condenser I found Alert flashing 6 times, no serial. Customer believes power surge is the cause, they heard loud lightning strike and other appliances have been affected. Called tech support and they had me perform voltage test. After testing, tech support suggests that we replace the high voltage wire between AHU and condenser because of incorrect DC voltage signal between the 2. Since all 3 systems are faulting with same error code the customer and I do not agree with tech support. Customer also has units 1, 2, 6, and 7 are not responding at all demands. After talking with customer he would like to speak to Alex about replacing 3 Mitsubishi mini splits and potentially
Upon arrival we were shown thermostats that were overshooting setpoint. Customer explained that previous technician found thermostats were backwards and I confirmed that they are correct at this time. We found system was overshooting setpoint because of faulty damper actuator and because adaptive recovery setting on thermostats. Quoted customer to replace damper actuator but need follow up with exact price, suggest replacing both actuators at the same time to prevent future problems. We also found unit is not level, causing drain pan to not be level in unit. Tried to remove sections of boots to lower front end of unit but we are restricted by ductwork. We need to find a solution to lowering front end or raising back end, not much access in space.
Service call on 07/23/19 On arrival set unit to call for cooling measured supply and return air temp measured voltage and amps inspected electrical connections checked drain is clogged the water going out very slow I tested with water doing the something I gave quote for customer cleaned the drain line with nitrogen and balance the Evaporator coil pan customer accepted the quote clean the drain line with nitrogen tested the water is going out faster I checked electrical connections checked voltage and amps checked air filter checked all other electrical connections measured supply and return air temp unit operating normal at this time. Collected $89 dispatch fee and $465 for cleaning condenser drain pipe also I gave $25 off hvac repair total $529 on C.C
Service call on 07/22/19 On arrival set unit to call for cooling drain pipe is kind of clogged the water is not moving out normal I gave quote for customer to clean drain line with nitrogen and close 1 of the Evaporator drain pan line she accepted i pressure the drain line with nitrogen close the Evaporator pan 2 line tested I put water now the water running out normal checked electrical connections checked voltage and amps checked all other electrical connections measured supply and return air unit operating normal at this time. Collected $59.00 dispatch fee and $240.55 for condenser drain cleaning total $299.55 on C.C on file.
When we arrived, we checked cube in basement and then in the attic. The unit in the attic was not running. Checked thermostat and saw an communication error. We reset thermostat but didn't work, so we found that communication board was not communicating to thermostat. So we had one in the truck install and reprogram thermostat. Working now cooling home.
Zone #1 and #2 tstats were mislabeled which only effected the diagnostic process because it looked like zone stat inputs were flip flopped. Once I relabeled the stats correctly and disabled compressor protection I was able to test each zone from the stat and compare inputs at the zone board. Zone board also cycled the unit correctly from its master control. Board, stats and rf wireless devices are operating normal. I also found all but one vent on the third floor completely closed. I got a ladder and opened them up.
Service call on 07/16/19 On arrival set unit to call for cooling nothing running checked electrical connections checked voltage and amps checked blower motor Is bad replace new capacitor and tested still is not running I gave quote for customer blower motor repair but customer she is scheduled for replacement for 07/17/19 8 to 9 am she wants replacement the unit. unit is not operating at this time. Collected $50.15 for members dispatch fee and $105.40 for diagnostic fee total $155.55 on C.C
7/8/19 Labor to replace Warranty Water Heater Replace 50 gallon electric water with ao Smith 50 gallon electric water heater
On arrival found unit at 0 psi .system has a leak .customer didn't approve any repair. Customer is getting an estimate to replace .
Spring Pm on 07/09/19 On arrival set unit to call for cooling measured supply and return air temp measured voltage and amps inspected electrical connections checked drain and cleaned checked filter air filter needs to be replaced checked blower motor capacitor checked all other electrical connections checked outdoor unit checked compressor capacitor checked voltage and amps checked pressure and they are ideal indicating zero leaks checked all other electrical connections on outdoor unit tested unit operating normal at this time. Also customer she don’t want to service the 2nd unit the gas furnace.
Upon arrival customer showed me condensation around supply registers but more importantly around supply plenum. Ductwork is condensating at the Supply plenum. Called for ac and found delta air temp is 27degrees and fan speed set to auto, also found fan profile was set to auto. Inspected all ductwork and found several air gaps on the return side and an air gap the the supply outlet at the plenum. Sealed all return air gaps to reduce increased humidity from attic, sealed supply air gap to keep cold air in which reduces condensation at ductwork. Also found flare nuts at the Evap coil weren’t insulated and were condensating a good amount, wrapped insulation around both fittings. Finally adjusted fan speed to auto to profile 4. Delta air temp is now 22 degrees.
Upon arrival I was told that main dining room units were struggling to keep up and vestibule unit also is not keeping up. During diagnostics I found both main dining room units calling for ac, went to roof and found new Trane unit cooling but older Rheem not, disconnect off. Inspected system and found no reason why disconnect was off, turned on and tested ac. Unit operating normal. While testing this unit I went to vestibule unit and found compressor running, indoor fan running, outdoor fan not running and extremely hot. 5mfd run cap in spec and motor getting high voltage. Outdoor fan motor and blade need to be replaced, disconnected Y in unit so ac doesn’t run until motor is replaced (do not want compressor to get damaged). Cannot Replace Motor with truck stock because of motor mount. Quoting customer to replace motor and blade. Uploading info for office.
On arrival found system with bad compressor.customer couldn't make a decision and with get back to us by Monday .unit is not operating normal.
rough in for new laundry room
On arrival found system low on freon .found shredder valve leaking excessively.repaired leak ,recharged system with 2 lbs of 410a .unit on normal
Upon arrival I was told that older kitchen unit was leaking condensation. During diagnostics I found unit tripped on high pressure and compressor not running. Since unit was off I disconnected drain pipe and filled pan with water, plugged drain outlet and let water sit in pan for some time to find where leak was coming from. Found no water leaving the pan, underneath still dry. Put level onto pan and found it sloping slightly to the back. Propped back up slightly and angled outlet down to create better pitch. Put drain pipe back together and cleaned all rust out of pan and let drain empty naturally. Then restarted unit and system shut off on high pressure in 10 minutes. Put gauges on to find high pressure creeping up past 450psi. Suction high/normal, indoor temp 90 degrees. Removed a few ounces of R22 from system to keep high pressure at 400psi. High indoor temps and high outdoor temps are driving discharge pressure up. Circuit with leak needs to be repaired before normal operation. Sy
Replace bad element.upon arrival found element to contact to be burnt like it took a power surge to the element some how. Would suggest a electrician to further diagnose problem between the unit and the circuit panel. Will cut back insulation and kick unit back on.
Spring Pm On 06/26/19 On arrival set unit to call for cooling measured supply and return air temp measured voltage and amps inspected electrical connections checked drain and cleaned checked filter and replaced checked blower capacitor highly recommended blower wheel and duct needs to be cleaned checked condenser unit outdoor checked electrical connections checked voltage and amps checked compressor capacitor checked pressure and temp zero leaks checked all other electrical connections unit operating normal at this time.
