Performed Operational Inspection for both RTUs. Replaced all filters. Flushed out drains. Inspected cleanliness of blowers and coils. Checked tension of belts. Checked capacitors and contactors. Tightened electrical connections. Ran ac on both systems. Checked operation of both stages, measured amp draw and delta air temps. Found Circuit 1 on Unit 2 flat. Quoting customer to perform leak search and repair, 5lb 12oz 410a per Circuit. Customer also explained that they feel temperature and humidity difference between rooms. Thermostat is in Exam room 5 and they keep door closed mostly. Quoting customer to relocate thermostat right outside of door on other side of wall or to add temperature sensor and mount that in hallway.
Upon arrival found back hallway hot and humid. Called for cooling from thermostat and inspected rtu. Found system cooling properly with no alerts on control board. Thermostat mounted in exam room #5 where door is normally closed. System is running until room temperature is satisfied but not until hallway temperature is satisfied. Thermostat is Honeywell 8000, possible option to install sensor to thermostat and mounting in hallway. Unfortunately, if we did this then exam rooms would be much colder in summer and hotter in winter since the system would run until hallway, much larger space, is cooled or heated. Right now I advised employees a way to help regulate temperature is to have exam room #5 door propped open, this way the hotter air would enter the room and be picked up by thermostat.
On arrival set thermostat to call for cooling. Measured return temperature, supply temperature, amps, and voltage. Measured EWT,LWT,EWP, and LWP. I found water loop low on water pressure. Pressurized system to 70psi. Inspected electrical connections, contactor, replaced filter provided by customer, blower wheel is clea, evaporator coil is clean, cleaned condensate pan as well as the condensate drain line, and tested condensate pump. I noticed a lot of dust on the filter so I created and stimate for a duct cleaning. I also created an stimate for a wet switch. Customer was on a phone meeting so I couldnâ€™t explained the benefits of installing a wet switch and duct cleaning. But I will email him the information. Unit is operating normal at this time.
Called customer to tell him I would be there in around an hour customer would wife would like to pick diverter out anyway customer will call in when diverter are on site to get just labor estimate and installation
On arrival checked thermostat was calling for cooling. Measure EWT, LWT, EWP, LWP, delta P, delta T, return, and supply air Temperature. Measure amps,voltage, inspected contactor,voltage absorption system rated for 40, actual 40.1, filter is clean(28x30x2), blower wheel is clean as well as the evaporator coil. Checked operation and system is running correctly.
Performed maintenece on both rooftop units. Cleaned flame sensors. Ohmed igniters. Inspected heat exchangers, blowers, and coils. Checked capacitors and contactors. Tightened electrical connections. Replaced filters and belts. Ran heat and checked operation. Measured heat rise and amp draw. Let systems satisfy thermostat. Both units operating normal at this time.
