Colin is by far your best tech. Very thorough and makes you feel very comfortable about his knowledge of his job, etc.. We had problems several months back and he was the only one who got the job done. He's a keeper.
Performed Operational Inspection. Checked in with receptionist, they said units have been working great without any problems. Went to roof, customer gave me ladder code but it didnâ€™t work, had to set up ladder. Replaced all filters. Flushed out drains. Checked cleanliness of coils. Belts in good condition. Checked capacitors and contactors, tightened electrical connections. Ran ac on both units. Measured delta air temps. Measured amp draw of compressors, od fans, and blowers. Only issue I found was unit 2 had OAT and SAT sensor faults. Found plug slipped out of control board, plugged back in and faults went away. Units operating normal at this time.
Up on arrival performed fall PM , checked units . All components are in good condition and operating perfect . Both condenser coils needs to be cleaned
Upon arrival spoke with customer was told he was experiencing a back up at the city/county connection. Advised to call county to check there side of the main line. Also was advised to look at another side branch line running through business.was told that he had another plumbing company try to snake it but couldnâ€™t go any further then ten feet. Advised that we should camera the line since itâ€™s cast iron just to find out the condition of pipes. Then will snake it if no issues were found
On arrival, completed approved repairs, replaced compressor wire harness, replaced contactor, and repaired damaged wires. Turned system back on and itâ€™s running and cooling.
Upon arrival found fan had slid down on shaft, this had caused abrasions on insulation to two fan motor wires, cut 1 fan motor wire (both repairable damage), and wrapped two compressor wires around fan. The wrapped wires tore out of contactor (damaging contactor) until twisting and warping wire so tight that it tore them apart. Insulation has been damaged on compressor wire beyond repair. Customer has approved repairs where we will replace compressor wire harness with new wire harness and wire, repair damaged fan motor wires, and replace damaged contactor. Deposit for work has been taken today, $327.50.
On arrival found drain clogged cleaned it ,tested it ,unit draining properly
Completed the spring maintenance. Cleaned the condenser coils. Cleaned the drain pans and traps. Checked the wiring and connections. Checked blower belts. Checked unit operation.
Upon arrival found system off and aux pan full of water. Customer informed me had recently changed filter, filter was very dirty. Vacuumed out aux pan and tried to test system. Outdoor system did not come on, traced electrical problem back to breaker panel. No voltage out of breaker. Turned breaker all the way off and back on and system came on, checked all electrical components to make sure nothing was shorting causing the breaker to have tripped. All components good. System cooling properly. Upon wrapping up with customer was informed customer was testing system from breaker panel when troubleshooting before arrival.
On arrival found system low on refrigerant.explained to custOmer that system lost refrigerant due to a leak somewhere. Customer approved recharge.recharged system with 410a ,SUbcool 15 degrees .unit operating normal at this time .
Service call on 06/01/19 On arrival set unit to call for cooling outdoor unit is running but the indoor fun motor is not checked electrical connections checked voltage and amps checked 24v I found the ECM MOTOR is not running the motor is bad I gave quote for customer but customer he donâ€™t want to repair he have house warranty unit is not operating at this time. Collected $129 trip fee and $116 for diagnostic fee total $245 on CC
Found condenser fan motor grounded. Install a new fan motor. Made all wiring connections. Checked operation. The unit is R22 refrigerate. Customer would like a price on a new unit.
Performed ac pm on Geo System. Replaced provided filter. Flushed out drain line, pan, trap. Inspected coil and blower. Checked capacitor and contactor. Tightened electrical connections. Ran both stages of ac. Checked delta air temps at Evap coil. Measured delta loop pressures and temps. Measured amp draw of compressor, blower, loop pump, and Dhw pump. Checked Dhw operation. Unit is operating normal at this time. Customer is moving to Havre de Grace so I informed them to call the office when they do if they would like service on hvac Equipment.
I cleaned the condensate pan and drain lines and ran water to make sure it drained properly and that the condensate pump was working. Filter was recently replaced. I checked the electrical wiring and electrical systems, all are within specification. I let the unit run for 10 minutes on cooling mode and only had 16-17 degree delta temperature across the evaporator coil. I put my gauges on the system and had 20-22 degree superheat. I tightened valve stems and used electronic leak detector to make sure there were no system leaks, then added 10oz of r40a refrigerant to obtain 23 degree delta temperature and 7-9 degree superheat. Unit operating normal. System less than 1 year old.
Upon arrival I spoke with manager inside who called building management company and got the roof ladder code. Went to roof and uploaded equipment info. Gave office filter and belt sizes. Went to supply house and picked up filters and belts. Returned to replace filters and belts. Inspected coils and blowers. Checked capacitors and contactors. Tightened electrical connections. Ran heat and checked operation. Measured heat rise and amp draw on both units. Let systems satisfy thermostats. Both units operating normal at this time.
Upon arrival I was told that thermostat was fluctuating in temp and customer wasnâ€™t sure if Geo was working properly, when switched to emergency heat system satisfied relatively quickly. During diagnostics I found Geo running at first stage but fan speed running at max capacity, which was lowering output and made system run too long, making loop cold. Rewired board for LoY and Y2 so fan runs at proper speed for both stages. Then I found adaptive recovery on for thermostat, turned off. Finally I increased compressor lockout from 15 degrees to 30 degrees. Informed customer to keep emergency heat on for today because loop is cold and is affecting performance. Turn Geo back on tomorrow, loop needs to warm up. Unit operating normal at this time.
The White Rodgers thermostat was dropping voltage when it tried to run 2nd stage compressor heat mode. I showed the customer what was going on so they could understand the problem. I charged the unit to specification in first stage because it never would go into 2nd stage last week. The old thermostat had no test mode either. I did not suspect any refrigerant problems when I put my gauges on. I checked heat of extraction was at 40,000 btu which was above printed material of 35,700. Temperature rise more than 30 degrees. I took a picture of the measurements. I installed lyric thermostat. I ran into a problem because the outdoor temperature sensor was three wire. I had to replace with Honeywell 2 wire. Unit operating normal.
Service call on 01/21/19 On arrival the condensation pump keep running also the pan full of water the problem was the condensation tube frozen up no water going out I run the tube to the washing drain line in side the house checked electrical connections tested unit operating normal at this time. Everything under warranty no charge.
There is evidently a pin hole in the evaporator coil. I saw traces of oil on the pan under the coil. I mentioned coil replacement as an option but customer and I agreed that using internal leak sealer and recharging is a better option. I added the leak sealer and charged the system until it matched printed specification data and had normal operating pressures and temperature rise and heat of extraction as well. Unit operating normal.
Found unit without power . We found the breaker and turned it on . Unit has power of 118 volts . Checked operations and system is operating ,
Replace Inducer Motor and Assembly, belt and filters on carrier unit. Customer gave me gate code 3562 and door code 0232 and said he would meet me there. Upon arrival I went to roof and shut off power. Removed inducer Assembly and Wiring. Sanded down metal with old seal for clean surface. Installed new inducer Assembly with seal. Secured to panel and wired to unit. Replaced 4mfd run capacitor. Returned power to unit and jumped out heat. Removed jumper and replaced filters and belts. Ran Heat from thermostat and checked operation. No other problems found. Unit operating normal at this time. Customer not on site, did not sign.
Replaced water heater suspended in the ceiling , 6 gallon electric W/H
Upon arrival I went to RTU and could hear incuder running, no flame, blower not running. Opened up panels to find system faulted on inducer fault yet inducer is running. Shut off power and checked specs. Found capacitor out of spec. Put new one on to test but when starting unit I noticed inducer started right away but was running strange. Checked voltage and only had 200volts, needs 480v. Then thermostat called for heat and inducer started running at full capacity. Removed call for heat and inducer kept running but was making some noise and started to smoke. Ohmed out motor terminals and found we have a short in the inducer motor, making it run 24/7 and at lower voltages. When only supplied 1 leg of power, the inducer tries to run and is shorting out. Verified tha board is sending out correct voltage and operating normally. Need to replace inducer Assembly. Also found belt is very worn and filters are very dirty. Also checked heat exchanger, didnâ€™t find any cracks but can see a decen
