They were quick in coming out and the service was great. The gentleman was very efficient and took the time to explain everything.
On arrival preformed pm on units 4, 5, and 9. Units 5 and 9 are cooling properly with no concerns at the moment, all components working to spec. Unit #4, found low on charge, suction pressure very low and head pressure slightly low. Coil clean, filter clean, no other causes found. Recommend leak search and repair. Need to return to finish pm on units 6, 7, and 8.
On arrival found system with clogged drain.cleaned it ,also added Algea tabs .tested drain .ok.also checked cube for ny faults .unit operating normal
On arrival inspected rtus 1-3. All systems are cooling efficiently and operating to spec. Attached pictures for details, no concerns at this time with units.
On arrival found system operating but not cooling ,found unit air coil temp above freezing but not cooling (10 degrees delta ).added 1.5 lbs of 410a .which made delta t at 18 degrees .unit is operating normal at this time
Replaced all the air filters. Started to check operations. Need to return to complete the maintenance.
Upon arrival both systems cooling properly, downstairs unit operating normal and all components operating to spec. Upstairs unit operating with failed capacitor, recommended replacement and customer approved repairs. System now operating to spec.

Spring Pm On 04/22/19 On arrival set unit to call for cooling measured supply and return air temp measured voltage and amps inspected electrical connections checked drain and cleaned checked filter cleaned checked EWP and LWP also TEMP is good checked compressor capacitor all other electrical connections unit tested unit operating normal at this time.
On arrival checked thermostat was calling for cooling. Measured EWP,LWP,EWT,LWT, return temperature, supply temperature, amps, and voltage. Inspected electrical connections, blower wheel is clean,evaporator coil is clean, cleaned condensate drain line, and i replaced dirty filter provided by customer.
On arrival checked thermostat was calling for cooling. Measured EWT,LWT,EWP,LWP,return temperature 68.7 degrees, dupply temperature 46 degrees,amps, and voltage. Inspected electrical connections, contactor, capacitor rated for 40mfd, actual reading 39.6mfd, filter is clean, blower wheel is clean, and used a vacuum to clean condensate drain line. Unit is operating normal at this time.

On arrival checked thermostat was calling for cooling. Measuredtemperature coming in and temperature going out, EWT,LWT,EWP,LWP. Measured amps, voltage, voltage absorption system. Inspected contactor, electrical connections, blower wheel is clean, evaporator coil is clean, replaced filter provided by customer. Unit needs to be pressurized. Customer stated that he is not ready yet to make a decision to become a member. Unit is operating normal at this time.
Upon arrival I was told that multiple classrooms are hearing a very loud humming sound when Unit runs. Went to roof and system was running in ac mode. Could hear humming from inside classroom and right outside of unit. Opened up blower panel and found everything in tact and functioning normally. Belt used was AX48. Cannot use cogged (X) belts on Carrier Equipment. Per Carrier, it makes the belts wear faster and creates noise problems because their pulleys are designed for normal belts. Found spare A48 inside of another blower panel in a different unit. Replaced AX48 with A48 and ran fan only. Blower is quiet and not making any noise. Called for Ac and checked operation. Found no additional problems. Unit operating normally. **Next time we return we need to bring (2) A48 belts for spares. Customer also informed me that roofers have had to come out to patch the roof several times since we got the contract. She asked if we can be extremely careful when up there, not to drop any tools, par
Spring pm on 03/15/19 On arrival set unit to call for cooling measured supply and return air temp measured voltage and amps inspected electrical connections checked drain and cleaned checked filter and replaced tested unit operating normal at this time. Also customer no more service for ductless heat pump just service the Geo water furnace.
Unit had the red drain light flashing. I cleaned the condensate pan and drain lines and flushed out with hot water. I purged the air from the drain line and it drained properly. I confirmed proper flow rate and heat of rejection. I checked the electrical wiring and electrical systems, all are within specification. I increased low and high blower speeds by one but left the fan speed the same. Loop pressures are above 60 psi, so there was no need to pressurize the ground loop. Unit operating normal. Customer does not want estimates unless something is in need of repair.

Fall pm on 02/26/29 On arrival set units to call for heat measured supply and return air temp measured voltage and amps inspected electrical connections checked drain and cleaned checked filters and replaced checked belts and replaced checked coils is cleaned units tested units operating normal at this time.
Upon arrival I went to system and shut off power. Removed old 3 wire damper actuator and replaced with new 2 wire actuator, both Honeywell. Mounted actuator to damper and tightened set screw. Labeled open and close on damper because you canâ€™t see indicator very well. Returned power to system and ran heat. Checked operation of all dampers. Then called for zone 1 to be satisfied and actuator closed. Called for zone again and actuator opened. Then satisfied 2nd zone and 2nd floor actuator closed while both zone 1 actuators remained open. Satisfied system and dampers closed. Unit operating normal at this time.
Replace Maxitrol pressure regulator on Carrier Unit (Cheetah Room). Upon arrival I went to roof and found system locked out on ignition fault, no gas, regulator stuck again. Shut off power and replaced gas regulator with new one. Removed vent tubing from old regulator and installed onto new one. Opened up gas valve and verified no leaks. Found normal incoming pressure so I returned power to system and ran heat until system satisfied thermostat. Went back down to thermostat and increased temp. Tested unit again and checked parameters until thermostat satisfied. Unit operating normal at this time.

Upon arrival I was told that heat in Cheetah room wasnâ€™t working again and now the heat in Zebra room doesnâ€™t seem to be working either. During diagnostics I found Cheetah room unit faulted on ignition lockout. Found no incoming gas to system. Maxitrol regulator stuck. Tapped on the bottom a few times until pressure released. Restarted system and ran heat. Checked all parameters and found no additional problems. Then went to Zebra room unit and found heat running but incoming air temp 50 degrees. Found economizer opened 100% because of failed outdoor temp sensor. Removed Economizer plug and put jumper plug on system to bypass Economizer. Tested heat and checked operation. Found no additional problems. Quoting customer to replace Maxitrol gas regulator and Economizer outdoor temp sensor.
Unit #9 on the second tier serves the classrooms. I found the unit would operate when the thermostat said â€œheat onâ€ but the gas would turn off to th burners when the thermostat displayed â€œheat 2.â€ It is a single stage furnace but that should not have made a difference. However there was a black wire wired to the w2 terminal inside at the thermostat but no black wire used on the roof. I removed this wire from the w2 on the stat and jumped w1 and w2 together just to make sure w1 doesnâ€™t drop voltage. Customer also had a concern about the blower noise. I assured them that this was unrelated but went back on the roof and tensioned the belt. It makes no aberrant noises. Unit operating normal.
On arrival we found the cube water temperature coming in set to 30 degrees, we lower it 15 degrees and unit was operating normal.
Checked operations on humidifier and wiring . Everything was working properly . When one zone would call both dampers would be open . Found in programming of thermostat that it wasnâ€™t programmed for a 3 wire damper so it would drop out of voltage and open the damper back up after it dropped the call for heat . Changed the programming in stat and checked operations. After making adjustments I found that the round damper going to the addition is a three wire damper and now will not work with the changes . Called Alex and let him know . We need a 8â€ round 2 wire damper . For now I powered damper to be open all the time .
Upon arrival I spoke with customer and confirmed that I wasnâ€™t here to replace thermostat but to install Humidistat for humidifier operation. Went to unit and confirmed that series 3 cannot use humidity controlled communicating thermostat because it needs the AXB board. Customer already had daughter 24v board and geo was using ACC terminals to signal humidifier. Installed Humidistat onto return before Evap coil. Wired Humidistat to break R onlly when Blower is running for call for humidity. Tested and unit is operating normal. Office please send final email invoice after billing has been adjusted.
