We wrapped up all items on the inspection punch out list.
Units drain line was partially clogged. Customer signed up for service membership which includes a drain cleaning. I also performed cooling maintenance as well. I checked the electrical wiring and electrical systems, all are within specification. I did clean the condensate pan and drain lines and ran water to flush the debris and to check for proper drainage without leaks. I pressurized the ground loop to 65psi. I checked heat of rejection and delta temperatures across the evaporator coil. The filter was recently replaced by the customer. Unit is operating normal. Since customer signed up for membership today I was able to waive the dispatch fee. Customer still has one maintenance left to schedule for either heating this coming winter or cooling next season.
Replace voltage absorption system, unit #3. Cube unit #3 had a failed 40uf single run capacitor. I replaced it after quoting the repair. Once power was restored I went to the air handler to confirm unit was cooling properly. Unit operating normal. Customer paid with a check and another check for a previous balance of $99. Both checks went through the mobile deposit program.
Customer not home, gave us garage code. Upon arrival we found top floor geo system locked out on low pressure/compressor monitor. Opened up panel to find Comfort Alert flashing 4 times, locked rotor fault. Checked capacitor rating and found it in spec, 38.8 rated 40. Checked compressor ohms and found them to be normal 1.2, .8, 2.1. Cleared fault by resetting power to the unit and called for ac from thermostat. Compressor came on and unit started operating normally, pulling 4.2 amps in first stage and 7.2 amps in second stage. Cycled ac multiple times and system ran perfectly every time. Didnâ€™t find a cause to fault alert but system is operating normally.
Both units #2 & #3 that I had repaired were overcharged. I removed the excess refrigerant from each circuit and then operated the units on cooling mode and I had normal refrigerant pressures, 8-12 degrees subcooling and 20 degree td. Both units are operating normal.
I put amp meter on wires and h.w.h. pulling 9 amps across both elements. I noticed the wiring was not correct and the elements were always heating at 1/4 capacity. I fixed the wiring and tested lower element, it was pulling 18 amps. I had to replace the upper element and tested it after replacing. Both elements and thermostats are pulling 18-19 amps and are working properly. I called the service manager to let them know. I took before and after pictures of the wiring.

Pump down refrigerant . Repair leak on lineset and pressurize system with nitrogen and make sure it holds . Put system into a vacuum and make sure it holds . Then charge system with R410A and check operations . Suction pressure 125 , head pressure 290 . Return temp 67.8 , supply temp 46 . Suction line temp 54 degrees . System is operating properly now .
Customer asked to reschedule for earlier time Saturday or Sunday will call in with his available time and day in 30mins
On arrival checked thermostats were calling for cooling. Measured temperature coming in, temperature going out, amps, voltage, water pressure, water temperature coming in and going out, system needed to be pressurized, replaced both filters provided by customer. Inspected electrical connections, voltage absorption systems, and contactors. Customer stated that he had his duct cleaned and thermostat was not communicating after the company that performed the job left. When I set carrier unit to call for cooling found outdoor unit not coming on, reset system and unit is operating normal at this time
Spring Pm on 04/03/19 On arrival set units to call for cooling measured supply and return air temp measured voltage and amps inspected electrical connections checked drain and cleaned checked filters and replaced checked EWP and LWP recommended UV lights installation units tested units operating normal at this time. Also customer has problems with his water heater keep tripping he was reset Avery day or every other day and he have another problem with 2nd water heater the expansion tank leaking water the pipe rust I gave quote for customer he needs talk to Alex first about the price and he will decide.

Spring pm on 03/14/19 On arrival set unit to call for cooling measured supply and return air temp measured voltage and amps inspected electrical connections checked drain and cleaned checked filter recommended air filter need to be replaced also the duct has a l lot of dust duct needs to be cleaned and UV lights installation gave quote for customer needs some time to decide unit tested unit operating normal at this time.
Install Intellistart Module. The aquastat controller had the heating set point at 68 degrees. The unit was cycling but turning off once the water reached 68 degrees. Iâ€™m not sure how the controller was reset but I set the heating set point to 110. The unit began heating up. I checked the refrigerant pressures, pressure drop and heat of extraction and run capacitor, all were within specification. I recommended adding Intellistart Module given the units age and tonnage. I installed a large retrofit Intellistart Module made by Water Furnace into the unit and restored power. After having the power cycled for controls and the unit the aquastat retained the set point of 110. I used a billing code for small electrical repairs for finding this problem. I used Intellistart installation code for the other invoice item. Unit is operating normal.
Wire pump relay. The pump for unit #3 was not coming on. If one of the other units was running then enough water was moving through the unit for it to operate, which is what happened when I charged it. I wired 24 volts to the pump relay and tested the unit. Unit operating normal. Customer to call the office to discuss service membership. I know we talked about it before but for whatever reason getting the units up and running was priority.
I replaced the heating txv. Leak checked the system, flushed it out and pulled into a deep vacuum. I charged the system until I had normal operating pressures and normal temperature rise at the air handler. Unit is operating normal. Repair has been paid in full.
I replaced the reversing valve which had been disassembled by a previous serviceman. I pressure tested the system and went to test it and found the txv for heating is not opening and the system pulls into low pressure despite having adequate charge. The txv was most likely the original problem but there was no way for me to know. Customer paid 477 toward replacing the txv.
Find refrigerant leak in unit #2, fix the leak, flush the system and charge using r22 substitute refrigerant. I found the leak in the bend of the suction line just before the compressor. I believe the pipe was bent during manufacturing and had a crack which they brazed but it was leaking at the edges of the braze. I cleaned it with wire brush and sand paper and used silver brazing compound to help etch out the copper. I laid a thick braze over entire area. I pressurized and let it hold pressure for 15 minutes. I pulled it into a vacuum of 400 microns and when I turned the pump off it never increased. I charged the unit with 7 lbs 8 oz of Nu22. There was no system total charge information so I charged until I had 10 degrees superheat and 11-12 degrees subcooling and normal temperature rise. Unit #2 is operating normal. Unit #3 needs a reversing valve and the customer paid $1000 as a deposit for this repair. I completed a part order form. The office will contact customer for scheduling
Unit #2 has a refrigerant leak somewhere in the system. I feel that itâ€™s in the cube portion but nitrogen will need to be added to be sure of its exact location and that there is only one leak. I did not want to spoil the charge tonight because it is heating somewhat. Itâ€™s r22 refrigerant so once the leak is identified and fixed of its in a place that can be fixed, replacement r22 will be added to specification. Customer paid $600 tonight.
On arrival found system locked on fp1 ,reset system ,checked system pressures refrigerant and water .i then increased water flow to 70 % minimum and 100 max on both system .also spoke to tech support and we found that system is operating normal at this time .
On arrival found systems are operating normal,checked history and found unit 2 did lock on fp1 4 times.called water furnace and advised me to increase min vs to 60 instead of 45% and leave the other unit at 45% since it didn't lock again .units are operating normal at this time
Performed preventative maintenance on both hybrid systems. For gas furnaces, I cleaned flame sensors, measured ohms of igniters, measured rating of run capacitors, inspected heat exchangers. Ran furnaces and checked amperage of blower and inducer motor, measured heat rise. Furnaces operating normal. For Geothermal units, measured ratings of compressor capacitors, checked contactors, flushed out drains, and checked cleanliness of blowers and coils. Ran geothermal units. Measured amp draw of compressors, blowers, and loop pumps. Measured delta loop pressures and temps as well as delta air temps. Ran humidifier and checked operation. Turned Humidistat on and set to 45%. Units are operating normal at this time.
