Customer recently replaced the air filter. Coil and blower wheel are clean. I pressurized the ground loop to 65psi. I operated the unit on second stage heating and measured 25 degree temperature rise across the air coil. I confirmed proper flow rate of the water and heat of extraction. I checked amp draw of auxiliary heat strips. I cleaned the condensate drain pan and drain lines as well. Unit operating normal.
40uf run capacitor; Case #: 511591; Part #: 16P008D20CK4370; Last year the Intellistart module was replaced. Unit was starting to fault again on E10: CompMon. I found the run capacitor was not reading any value. I replaced it and cycled the compressor several times. I cleared the fault codes. Unit operating normal.
Performed inspection on both systems. Customer said they havenâ€™t noticed any issues. Replaced all filters, flushed out drains, inspected cleanliness of blowers, Evap and condenser coils. Found both blower wheels are getting dirty, quoting to clean. Checked capacitors and contactors, tightened electrical connections. Found unit 2 condenser fan run cap (10mfd oval) out of spec, quoting customer to replace. Tested ac and measured amp draws and delta air temps. Let both systems satisfy thermostats. Units operating normal. Only other issue I found was a bad time delay relay/sequencer for emergency heat, quoting customer to replace. I believe customer forgot I was on the roof because the store was closed and locked when I was finished. Called Darlene and she asked me to slide copies of tasking sheets under the door and to call Nina with report. Called Nina and informed her we will be sending quotes for suggested repairs.

Up on arrival we found bad capacitor, installed new capacitor, recommended to the customer hardstart kit customer said that she'll think about, checked refrigerant pressure unit is operating normal at this time
Installed the furnace and water heater gas is leaking on furnace line
Upon arrival I was told that main lobby unit wasnâ€™t cooling. During diagnostics I went to roof and found system running with only 9 degree delta at Evap coil. Put gauges on to find unit low in R22. Had some left in my truck so I topped off System to get them ac. Since unit is leaking I am quoting customer for leak search and repair. Customer may want to consider getting equipment replaced since it is 19 years old and we will need to use drop in refrigerant for the repair.
I operated the unit on cooling speed #9 and set the flow rate to 10.5gpm using pressure drop charts. I then calculated heat of rejection for the unit. The customer had recently replaced the air filter. I cleaned the condensate pan and drain lines and ran water to flush the debris out and to check for proper drainage without leaks. I checked the electrical wiring and electrical systems, all are within specification. I pressurized the ground loop to 65psi. I enabled dehumidication from the thermostat and explained what it is and how it works to the customer. Unit operating normal. Customer expressed some concerns about power interruptions in the area. I sent an estimate for a whole house surge protector to be installed on the single main electrical panel in the garage. I let the office know to contact Mr. Brewer for payment and to confirm if they want to pay monthly or annually.
I called Alex and Troy and sent pictures to Troy. I went into the attic and blew out the old drain line and connected the primary air handler drain to it. I poured water through it to check for proper drainage without leaks. Troy to figure out sending 2 installation techs out to position and foot the ladder while drain is extended from the corner of the house to either the ground or nearby gutter. Customer is aware of what I did today and is aware that the office will call for further scheduling to finish running drain line. Customer had to leave for work while I was connecting drain pipe in the attic.
Performed ac pm on both systems. Replaced all filters. Belt ok. Cleaned condenser coils with high pressure spray. Newer systems do not very dirty. Inspected cleanliness of blowers and Evap coils. Flushed out drains. Checked capacitors and contactors. Tightened electrical connections. Ran ac. Measured amp draw of compressors, od fans, and blowers. Measured delta air temps at both coils. Both systems operating normal. When bending down next to unit 1 I smelled natural gas. Used bubble soap and couldnâ€™t find leak. Could smell gas next to sediment trap so I peeled a little of the yellow paint and leak was easier to detect. Removed nipple and cap that make up trap and replaced with new. Used thread sealant to seal pipe then leak tested. No additional leaks found.
Found trap in bathroom disconnected. Tighter the nut and the trap and the wing nut to the down spout and pipe doped everything to prevent leaking.
On arrival set thermostat to call for cooling. Measured return temperature, supply temperature, amps, and voltage. Inspected electrical connections, filter is clean, cleaned condensate drain line, blower wheel is clean, evaporator coil is clean, and contactor is ok. I measured voltage absorption system rated for 45 mfd. actual reading 44.5 mfd. unit is operating normal at this time.
Upon arrival I was told that BGE had been out because customer could smell gas in back rooms. Was informed that BGE shut off gas to building. During diagnostics I opened up manual gas valve on meter and leak checked all piping. Only portion of piping I couldnâ€™t get to was behind drywall in Exam room in back right corner of building. Piping then comes out of drywall and up to roof. 3 visible joints in ceiling but none leaking. Once up at roof, piping is then connected to each RTU. Did not find any leaks! Let pressure hold for some time before running system and walked around building to see if I could smell anything. Never smelled any gas or detected any with meter or bubble soap. Turned heat on and checked operation. Leak checked piping inside of unit and found no leaks. System running normally and cannot smell any gas coming out of vents or around piping. Shut off heat and inspected heat exchanger, no cracks found. Speculating spark Igniter had faulted at some point and some gas ent

Inspected electrical connections, filter is clean, blower wheel is clean, evaporator coil is clean, I used a vacuum to clean condensate drain line, and I also tested condensate pump. Unit is operating normal at this time.
On arrival checked thermostat was calling for cooling. Measured return temperature, supply temperature, amps, voltage,voltage absorption system rated for 70mfd, actual reading 71.9. Inspected electrical connections, blower wheel is clean, filter is clean,condenser coil is clean, and I used a vacuum to clean condensate drain line. Unit is operating normal at this time.
On arrival installed float switch, tested it and unit is operating normal at this time.
Showed costumer operations of thermostat and connected it to WiFi . Had to called tech support to go over my infinity touch app . Also checked condensate pump because installers told costumer that they needed to come back for it but it is working properly .
Upon arrival I shut off power to both units. Shut off flow center and removed water from piping to release pressure to prevent water leak. Removed defective flow center pump and installed new one. Used same water to pressurize loop to flow center then bled air out of pump. Used hose fittings to flush out remaining air. Opened up flow center and pressurized loop to 60psi. Wired new pump then tested operation of pumps and checked amp draw. Shut off power again to replace float switch. Used switch from truck stock because I wasnâ€™t given one. Tested operation of switch then returned power to system. Ran heat from thermostat and checked operation again. Burped Pump a final time then measured unit parameters. Unit operating normal at this time with 27 degree delta air temp.
Fall pm on 03/04/19 On arrival set unit to call for heat measured supply and return air temp measured voltage and amps inspected electrical connections checked drain and cleaned checked filters and replaced unit tested unit operating normal at this time.
Started inspection on both RTUs . Then went to RE michaels and picked up filters and 1 belt . Completed inspection on systems and put equipment information into system .
Sent over estimate for repairs on well pump and filter to Ben from Annapolis property management he will get with homeowner and let us know about approval
Unit is off on low pressure . System has no refrigerant in it and system is R22 . Recommend replacement , called office and let them know and scheduled for a time for sales to come out .
On arrival we checked thermostat was calling for heat, checked EWP, LWP,EWT,LWT, electrical connections, contactor, amps, voltage, replaced filter(size 413). Water pressure was low, we added water(50psi). Unit is working correctly.
Upon arrival I called Lauren because I found nobody on site. Customer gave me lockbox code so I went into store and found both thermostats reading 66 and calling for 75. Went to roof and found back unit operating normal and system putting out 100 degrees. Unit supplies classroom but thermostat is outside of room so thatâ€™s why it is still calling for heat. Room temp is about 80 so I left classroom door open to help even out space temperature in building. Then I went to front unit and found low temperatures. Found economizer door screws had become loose so the door had fallen, creating a return temp of 50 degrees because it was pulling in a lot of outdoor air. Put door back into place and continued to test. Found only 1 out of 3 legs working for aux heat. 1st leg wonâ€™t come on due to bad sequencer. 2nd leg wonâ€™t run because heater coil is bad. Quoting customer to replace entire heater pack because 1 coil is already broken and speculating the others will follow because of age and am
Called Lauren and had to leave a voicemail. Called studio and spoke with Chris. He informed me that they were suspecting a problem yesterday but today heat is working and they havenâ€™t seen a problem. He said he was going to contact Lauren as well to confirm if they need service.
